Lettings Fee’s for Landlords

Services offered:

Introduction Only 10.8% (INC VAT)

This service includes the below:

  • Collect and Remit the initial months’ rent received
  • Agree collection of any shortfall and payment method
  • Provide the tenant with method of payment
  • Deduct any pre-tenancy invoices
  • Make HMRC deduction and provide tenant with the NRL8 (if relevant)

 

Fully Managed 16.8% (INC VAT)

This service includes the below:

  • Collect and remit the monthly rent received
  • Pursue non-payment of rent and provide advice on rent arrears actions.
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertake two inspection visits per annum and notify landlord of the outcome
  • Arrange routine repairs and instruct approved contractors (providing two quotes)
  • Hold keys throughout the tenancy
  • Collecting a security deposit usually equivalent to one calendar month’s rental and arranging to lodge this with the DPS

 

Both of the above include:-

  • Providing a rental valuation of the property and giving advice as required;
  • Advertising the property in various ways deemed suitable by the Agent;
  • Arranging and accompanying interested applicants on viewings as necessary;
  • Negotiate offers and advise the landlord of all offers received;
  • Taking up references and credit checks on the Landlord’s behalf;
  • Drawing up a standard Assured Shorthold Tenancy Agreement and arranging signature;

 

Additional Non-Optional fees and charges (Irrespective of Level of Service):

  • Inventory Fee – This is dependent on the number of bedrooms and/or size of the property and outbuildings and whether the property is Furnished/Unfurnished. See attached schedule.
  • Deposit registration fee

o   Register landlord and tenant details and protect the security deposit with a Government –authorised Scheme.

o   Provide the tenant(s) with the deposit certificate and prescribed information notice. £100.00 (INC VAT)

  • Additional Property Visits

o   To attend for specific requests such as neighbour disputes, more visits are required to monitor the tenancy: or any maintenance linked visit £48.00 (INC VAT)

  • Submission of non-resident landlords receipts to HMRC

o   To remit and balance the financial return to HMRC and respond to any specific query relating to the return from the landlords or HMRC £60.00 (INC VAT)

  • Arrangement Fee for works over £400.00

o   Arranging access and assessing costs with contractor;

o   Ensuring work has been carried out in accordance with the specification of works

o   Retaining any warranty or guarantee as a result of any works 18% of net cost INC VAT.

  • Arrangement Fee for refurbishment works over £500.00

o   Arranging access and assessing costs with contractor;

o   Ensuring work has been carried out in accordance with the specification of works

o   Retaining any warranty or guarantee as a result of any works 18% of net cost INC VAT.

  • Tenancy Renewal Fee

o   Review rent in accordance with the current prevailing market condition and advice the landlord.

o   Negotiate with the tenant

o   Update the tenancy agreement

o   Serve Section 13 Notice if the tenancy is on a rolling monthly basis.

5.4% INC VAT on the newly agreed annual rental figure.
