Both Zoopla and Rightmove cautiously optimistic about the market in Pinner

The most recent Rightmove and Zoopla House Price Indices record very similar rates of annual growth for January and December respectively. Rightmove puts the rate of increase at 7.6% and Zoopla just slightly less at 7.4%. According to Rightmove, the average asking price of a home is now £340,167. However, Zoopla’s figures, which are based on sales, puts it almost £100,000 lower at £242,000.

 

Looking at regional trends, both reports agree that London is continuing to see the lowest annual growth rate, which Zoopla puts at just 2.6% and Rightmove at 4.2% According to Zoopla, Wales is experiencing the UK’s highest growth at 11.3%. Rightmove, on the other hand, puts the Welsh growth rate lower at 9.9% and lies second to the 10.2% rise seen in the South East.

 

The Pinner property market is divided into segments, based on price thresholds. This is important, because supply and demand vary quite considerably between these segments. In the last quarter of 2021, the price band which saw to most sales in Pinner was 
£500-750k which accounted for 25.6% of all sales. Overall, 65.9% of all sales were above the £400k threshold.

 

Looking ahead, both Zoopla and Rightmove are cautiously optimistic. Rightmove predict that the year will be another busy one as lending rates remain competitive and sellers return to the market. However, compared with the record growth seen over the last two years, Zoopla is anticipating more modest growth of around 3%, as inflation and rising mortgage rates negatively affect housing affordability.
